Maintaining Pitch Pans




Pitch pans are basically open topped "boxes" that are filled with asphalt to seal around small penetrations through the roof, such as electrical conduits, freon lines, solar panel legging, etc.

Pitch pans need to be maintained because the asphalt in the pitch pans does tend to settle which creates a ponding water condition in the pitch pan. The asphalt also begins to crack and pull away from the roof penetrations as well.

Facts about Ridge Vents




What is a ridge vent?

A ridge vent is a type of vent installed at the peak of a sloped roof which allows warm, humid air to escape a building's attic. Ridge vents are most common on shingled residential buildings.

What does a ridge vent do?
Once installed on the ridge, the ridge vent is then covered with shingles, and then the vents are inconspicuous. The main purpose of a roof ridge vent is to optimize airflow under the roof.



If a house has a ventilation system that provides the right amount of airflow, it is more efficiently cooled and protected from moisture & humidity. Roof ridge vents supply airflow under the roof enabling the attic space to be sufficiently ventilated.

Coconuts cause roof damage

Identifying Common areas that could create roofing problems


If you own a car, you know that you have to change the oil and maintain it to prolong it's life.

The same goes for a roof.
You can perform preventive maintenance on your roof to prolong the life.

A lack of maintenance to your roof and not repairing any minor faults can lead to bigger issues and a premature life span for your roof.

These are just a few of the areas that preventive maintenance should focus on:
blisters
pitch pans
ponding areas
base flashings
perimeter drip edge metal
any type of roof penetration (ducts, plumbing vents, pipes, sky lights, etc.)
expansion joints
parapet walls
cap metal
high traffic areas
aluminum roof coating
attic ventilation



Blisters in the roof's surface can happen if there's a void between the roof surface and the roofing system where trapped moisture and gasses expand due to heat. Generally they're not a problem as long as they're not ruptured; otherwise, water can get into the blistered area and degrade the roof system. They are a weakened area of the roof though and with continuing expansion the blister will rupture and tear the roof membranes creating a leak.



Ponding water can be from numerous things but most commonly caused by deck deflection or structural sagging. You'll have evidence of ponding water in the form of the obvious standing water but also fungus build up and algae.
HVAC units without proper drain lines can create ponding as well as drains that are blocked by debris or an improper roof slope.



Base flashings are needed for transition from a horizontal roof to a vertical wall. Over time, base flashings become cracked and brittle due to an improper amount of asphalt used when originally installed, which is extremely common.

Hurricane Preparedness for your roof and insurance



With us being part way into Hurricane Season, here's some excellent information regarding being prepared in the event of storm hitting your area along with discounts you can get via your insurance company.




Have your roof inspected.


People take pictures of valuables for a future insurance claim. The same thought goes into documenting the roof. Unfortunately, many people had their claim for a roof denied after hurricane Wilma because the insurance companies took the position that the roof was flawed before the storm. It is impossible to disprove a negative. To combat this, have a licensed roofer inspect and document the roof before the storm.



While the roofer is at the property he can explain whether the home is a hip or gable. If it is a hip roof, the property owner should submit for a discount.






The roofer can also take a look at the fasteners for the roof to wall connections. Although the roofer cannot authenticate the strapping, he can let you know if an engineering report is a waste of time and money. If it is obvious that the requirements are not met for the discount, why pay money to only have this documented.









Insurance discounts



New roofs can get insurance discounts.




Whenever a new roof is put on the decking has to be re-nailed to meet the new building code requirements. This typically entitles the homeowner to discounts.



A secondary water barrier can be installed at the time of roof replacement. If this is done, many insurance companies offer discounts.



The new roof meets all the uplift resistance requirements of the Building Code. This is another potential discount.



When re-roofing, an opportunity exists to enhance the fastening of the roof to wall straps. Typically, the price for this additional work is 10% - 30% of the contract price for the roof replacement. This may or not be cost effective.



Currently, tile roofs are not getting the discounts that shingle or metal roofs are getting.



Not relating to roofs are other available discounts--shutters, masonry versus wood frame construction, windows, doors.




All of these discounts can only be validated by a licensed inspector, engineer, etc.



The roofer is only the first step of the process. By having the roofer come in first, you can get an idea if it is worth while to proceed with the official inspection.
